Craftwork Coffee Co.- Dana Quisenberry was hired as a tenant representative. After understanding the concept Dana identified a series of locations. Ultimately a contiguous 3300SF luxurious, modern coffee shop and workspace developed out of the renovation of 3 individual suites that at one time were comprised of an insurance agency, a palm reader, and a one bay car mechanic. Later, a second location was found and is now operating at the corner of Henderson and Magnolia. Their third location will open in The Foundry in mid 2018 while Township continues to work to identify sites for Craftwork Coffee Co as they successfully expand.
Case Study: Landlord Representation
Rodeo Goat & Global Prairie—Dana Quisenberry was used as a landlord’s representative to lease the building with an intent to renovate to the tenant’s specification. Utilizing her extensive network of relationships, Dana was able to secure 2 long-term leases with well-known and successful brands in the market. One floor, a restaurant group with multiple concepts across the metro-plex, and the other, a nationwide marketing and digital ad agency.
Case Study: Property Acquisition and Disposition
5354 W. Vickery – Dana Quisenberry was engaged to identify properties for a 1031 exchange. In a market where successful property acquisition was proving difficult, Dana was able to secure an off-market property that provided her client with an immediate return on investment. This flex-space is 100% leased and located adjacent to the Chisholm Trail Parkway with views of the Clearfork Development.
Case Study: Redevelopment
3001 BLEDSOE- In one of the most sought after submarkets in Ft Worth, Dana Quisenberry advised her clients to redevelop their decades old 19,000SF building after securing viable leases. When Dana took on the project they were charging 25% of market rents. Long-term leases with the national and international brand Coyote Ugly, and regional brands like Zenna, Ampersand, and OMG Taco were secured. The project completed extensive interior and exterior renovations with subsequent rental rate increases to market rate and above. The value of the building has increased by more than 500%.
